RULES OF PROCEDURE FOR ACCOMMODATION AT THE REFÚGIO DA QUINTA NERE MAITIA

Welcome to Refúgio of Quinta Nere Maitia. We present to you our internal regulations so that we can serve you in the best possible way.

1. Check-in

1.1 Check-in takes place between 16h00 and 19h00.

1.2 Our employees are not allowed to check our client(s) in without paying in advance, or by presenting vouchers from the partners with whom we have a contract.

1.3 When registering or booking, guests must identify themselves by providing to the receptionist their identity card or passport.

1.4.  We do not permit people under the age of 18 to stay in the Refúgio QNM. We may require photo identification (a driver’s license or passport) as proof of age; if the customer is unable to present this to the satisfaction of QNM we may terminate your booking without refund. 

1.5.  Room rates are per room per night and are inclusive of breakfast and  VAT, and exclusive of other meals and extras. You may be able to add extra options to your booking during the booking process or during your stay.

1.6 At check-in you will be given an electronic card to use with the gate to the Refugio entrance and your contracted bungalow.

1.7 If you lose your card, you must go to the reception desk and report it immediately so that they can cancel it and issue you with a new card for your safety.

1.8 In the event of an emergency, you can call the contacts provided at the reception.

1.9 Any change to the stipulated timetable must be justified and requested.

1.10 In this boutique rural hotel there are timetables and price lists for all the services and or products provided and facilities made available to customers.

2. Check-out

2.1 2Check-out will take place between 9:00 a.m. and 11:00 a.m.

2.2 On the day of departure, the bungalows must be vacated by 11 am.

2.3 Any change to the stipulated timetable must be justified and requested, subject to the availability of the reception staff.

3. Noise

3.1 As a matter of respect and understanding for all guests, we ask you to pay special attention to silence outdoors and other social areas, as most of our guests come to rest.

3.2 From 10:00 p.m. onwards, no activities are allowed that cause noise that could disturb other guests at Refúgio of Quinta Nere Maitia (Decree-Law no. 292/2000 of November 14[1]).

4. Damages

4.1 Any damage done voluntarily to the Refúgio and/or a bungalow unit will be charged to the guest(s).

4.2 Depending on the seriousness of the damage, the company will take any legal action deemed necessary.

5. Complaints

5.1 There is a complaints book available at the reception area and on our website.

5.2 In the event of a complaint, please identify the employee and the time of the incident and report it to the management, who should be called to the scene.

6. Security

6.1 Under Decree-Law no. 228/2009 of 14/07, this company will not be held responsible for money, jewelry or other valuables that may go missing on its premises.

6.2 Luggage storage must be requested at reception.

6.3 Always remember to close the main access doors to the Meraki building. Also, ensure that the door to the bungalow and all windows are properly closed prior to leaving the bungalow and or the premises.

6.4 People who are not on the guest list of Refúgio of Quinta Nere Maitia are not allowed to stay.

7. Prohibitions

Without prejudice to the above and the general rules on tourist accommodation, it is not permitted within all the facilities of Refúgio of Quinta Nere Maitia:

    a) To smoke or vape in the bungalows or in public spaces of the Refúgio;

    b) Interfere with our fire detection system or any emergency equipment. If you do so, we may suspend your booking and reserve our rights to take any other measures. We may (at our sole discretion) request immediate repayment of our reasonable costs during your stay or instruct a third party to contact you after your stay to recover our reasonable costs; 

Note: The reasonable costs we incur if you smoke in our Refúgio are likely to include costs for specialist cleaning, repair or replacement of damage done by you to our property, the cost of the room for any period it is unusable and our administration costs. If you request it, we will send you an itemized note of these costs to the address used for the booking.

    c) Changing or altering the layout of the rooms;

    d) Leaving garbage in the common and private areas;

    e) Excessive consumption of alcoholic beverages inside Refugio of Quinta Nere Maitia;

    f) Pets are not allowed inside the Refúgio of Quinta Nere Maitia, unless they are certified service/emotional pets. 

8. Breakfast service

Breaksfast is not included and it costs 20€ per person and per day. It is delivered daily, between 8.30am and 10.30am.

Refúgio da Quinta Nere Maitia does not have a restaurant, nonetheless, for all other meals, the bungalows have a fully equipped kitchen with appliances, utensils, and much more to make your stay as comfortable as possible.

 9. Promotions and other offers

9.1 Promotions and other offers, information, etc. are all available on its website. The offers and promotions are temporary and subject to specific conditions.

10. Hygiene and cleaning

10.1 The bungalow can be cleaned if specifically requested, however at an additional cost of 50€. For guests staying more than 5 days, linens will be changed and we will provide a general cleaning of the Bungalow.

    a) However, whenever there is a change of guests, the bungalow is always deep cleaned by a certified and professional cleaning company;

    b) If the stay is longer than 7 days, the guest can request new sheets and towels, which will be delivered after the used ones have been collected.

11. Bookings

11.1 Reservations can be made through the website only and are subject to availability.

11.2 The specific rules associated with reservations are defined by Refúgio of Quinta Nere Maitia’s Reservations Policy.

12. Service Animals:

12.1 Guide dogs for the blind and deaf can be brought to the Refúgio free of charge;  please notify the Refúgio – QNM, in advance that you intend to bring one of these dogs with you. 

12.2 Pets must never be left unattended in any room or public space, and dogs must be kept on a leash and muzzled at all times in public spaces.

12.3 If you do not comply with the above rules, when you stay at our Refúgio we may suspend your booking and require you to leave the Refúgio immediately and we may keep any money paid to us for that booking.

If we consider your non-compliance to be sufficiently serious, we may not accept any future bookings from you and/or not allow you to enter or stay at our Refúgio.

13. Common spaces

13.1 The rules and recommendations governing the use of common spaces are posted in the following areas: the shared toilets, the common use area of Meraki and the natural swimming pool.

13.2 Failure to comply with the rules and recommendations set out therein is subject to forfeiture of the deposit and the sanctions provided for in these regulations, in the form that applies (damage, safety, prohibition or other).

  1. a) In situations not provided for in these regulations, the applicable legislation will be used.
[1] As amended by Decree-Law no. 259/2002 of November 23, it revised the General Noise Regulation approved by Decree-Law no. 251/87 of June 24. According to Article 1, the purpose of this regime is to prevent noise and control noise pollution, with a view to safeguarding the health and well-being of the population, and it applies to neighborhood noise and to permanent and temporary noisy activities likely to cause annoyance. Under the terms of paragraphs 3(e) and 3(f), the reference periods for noise assessment are the daytime period, which runs from 7:00 a.m. to 10:00 p.m., and the night-time period, which runs from 10:00 p.m. to 7:00 a.m.
